Designed by Selwyn Blackstone Architect, Riviera South Yarra is a boutique luxury apartment development. Set within South Yarra’s most titelheld pocket, moments from the Yarra River and Royal Botanic Gardens, Riviera is an address of distinction.
CHALLENGE
With average apartment value of approximately $2.8 million, Riviera South Yarra required a sophisticated buyer acquisition strategy capable of attracting genuine purchasers within a highly competitive luxury apartment market.
The objective wasn't simply to increase enquiry volume. It was to build a pipeline of qualified buyers, strengthen buyer engagement throughout a considered purchasing journey and support the sales team with enquiries more likely to convert into display suite appointments and apartment sales.
WHAT WE DID
We developed and managed an integrated buyer acquisition strategy combining Google Ads, Meta advertising, monthly email marketing and remarketing to engage prospective purchasers throughout every stage of the buying journey. Rather than focusing solely on generating enquiries, the campaign was designed to attract qualified buyers, nurture ongoing interest and support the sales team through regular buyer communications. Audience targeting, creative, landing pages and campaign performance were continually refined using live data and buyer insights, while weekly reporting and strategic recommendations ensured the marketing remained aligned with project sales objectives.
CAMPAIGN INSIGHTS
Generic search strategy expanded buyer demand. Rather than relying solely on buyers already searching for Riviera, Google Ads targeted broader high-intent searches including off-the-plan Melbourne and South Yarra apartments. By June, approximately 85% of Google leads were generated through generic search terms, significantly expanding the available buyer pool and attracting purchasers earlier in their decision-making journey.
